  • Absolutely! Get in touch with our sales team to book a visit. We have display homes in both NSW and QLD. Keep in mind, though, our display models change frequently due to high demand, so we can’t always guarantee that your preferred model will be available at a specific time.

  • There are two standout advantages to having a tiny home on wheels instead of a permanent structure.

    First, since it’s on wheels, it’s technically classified as a vehicle or caravan, which means you can skip the hassle of building or planning approvals. All of our homes are meticulously crafted to meet caravan guidelines, making them road-legal and ready to tow on the Australian road.

  • Absolutely. Every one of our models is designed to comply with Australian road regulations for caravans. This covers everything—height, width, length (including the trailer), and weight—so you can be confident that your Tiny Home is fully road-ready and up to code.

  • Yes all of our trailers come fitted with a compliance/data plate. This information includes the Vehicle Identification Number (VIN), manufacturer details, model and key specifications like Aggregate Trailer Mass (ATM) and Gross Trailer Mass (GTM).

  • People choose to purchase Tiny Homes from us for a variety of reasons. Whether you’re looking to downsize for yourself, create a space for your family, or invest in an asset that generates extra income, going Tiny might be the perfect fit for you.

  • Absolutely! Many of our customers have invested in a Tiny Home specifically to use as a rental property or Airbnb. Despite their affordability, these homes generate an impressive rental yield.

    For example, a Tiny Home costing $140,000 can fetch an average nightly rate of $250. With an average Airbnb occupancy rate of 50%, that translates to a whopping $45,625 per year!

    That’s a 32.5% yearly rental yield—not bad at all!

About Our Tiny Homes

  • Yes, they do! All of our Tiny Homes come with a standard 1-year building warranty, plus separate product warranties from the manufacturers.

    These warranties cover materials, appliances, composting and non-composting toilets, air conditioners, and more, ensuring you’re well-protected.

  • Yes, we’re happy to accommodate changes to certain materials and colours.

    However, please note that even minor alterations to the floor plan of our models will come at an additional cost. We usually recommend sticking to the standard designs to achieve the most affordable build.

    At the moment, we do not offer fully customisable Tiny Homes. Our homes have been thoughtfully designed and tested to maximise comfort and functionality, so they’re already optimised for your best experience.

  • Absolutely. One of the main concerns when going Tiny is where to store all your belongings. That’s why we’ve designed our models with plenty of clever storage solutions, from hidden compartments in bedrooms and stair storage to spaces between walls, and more. When it comes to storage, our aim is to optimise the space so well it feels like a normal home.

  • We use double glazed windows throughout all of our models to help minimise heating cooling costs. Although counterintuitive, double glazed windows actually help keep the heat out in Summer time as well as keeping the heat in during winter.

  • All our models are equipped with premium insulation to keep heating and cooling costs to a minimum.

    We use premium insulation wool throughout the floors, walls, and roof of each Tiny Home to ensure optimal thermal performance and comfort.

Utilities

  • Our Tiny Homes are powered by a 20-amp mains supply with a dedicated safety switchboard.

    Connection is simple and will only require a 20-amp power lead.

    However, if your property lacks a 20-amp outlet, you’ll need to call in an electrician to set things up. If you decide to set up off-grid every one of our Tiny Homes is solar-ready, making the switch to self-sufficient energy an easy process!

  • If you're connected to mains water, your setup is straightforward. You only need to connect a hose to the garden hose attachment that comes standard with all models, making this the most affordable and hassle-free option.

    For an off-grid tiny home, the most practical solutions involve either a rainwater system including a water tank or a water truck delivery service.

    Water truck deliveries typically cost between $200 and $250 for 10,000 litres of premium water. This provides a reliable alternative to mains water but can become costly over time.

    For our customers who have gone off-grid we recommend using a rainwater system as it will be the most cost effective and allows you to be fully self-sufficient.

  • All our models come equipped with a dual gas regulator that uses two 9kg gas bottles—just like those used for BBQs. Connecting these is a straightforward process that anyone can handle.

    If you prefer to use 45kg gas bottles, you can modify the setup after delivery, but due to caravan regulations, we’re unable to make this change before the Tiny Home leaves our workshop. Once your home is delivered, you’ll need a licensed gas fitter to make the adjustment.

  • Waste management options depend on your proximity to the main sewer. If you’re close, connecting to the sewer is straightforward with the help of a certified plumber.

    Some customers opt for a septic tank, which operates naturally, but it’s your responsibility to hire a qualified plumber and obtain the necessary council permits for either a sewer or septic system.

    Alternatively, we offer a more sustainable option: waterless composting toilets. These eco-friendly toilets don’t require a plumber or any connections, are odourless, and require very low maintenance.

Finance & Payments

  • Yes, we do! We’ve partnered with Mortgage Choice to offer various finance options for purchasing a Tiny Home.

  • We’ve made home ownership even more accessible by requiring just a $5,000 minimum down payment.

Build Process & Delivery

  • Once your Tiny Home is completed and ready to turn the key, we’ll arrange delivery using our preferred delivery provider. This service includes insurance from our workshop to your doorstep.

    If you prefer to pick it up yourself or use your own delivery provider, that’s perfectly fine. However, please note that Oz Tiny Homes will not be responsible for insurance or any potential damage incurred during delivery if you choose this option.

  • From the start of your build slot allocation to delivery, the process typically takes around 60 days. However, during peak demand periods, please allow up to an additional 30 days.

  • Yes, it will. All the tow trucks used by our delivery providers have a tray width of 2.4 meters, which fits well within the standard Australian driveway size.

  • Absolutely! A crane can be used to manoeuvre your Tiny Home into those tricky positions. Our clients have consistently found this option to be highly effective.

  • Yes, Oz Tiny Homes delivers Australia-wide. No matter where you are, we’ll ensure your Tiny Home gets to you!

Legal & Regulations

  • Our Tiny Homes are classified as “Caravans,” so they sidestep the need for council approval. Each one comes with a pre-registered VIN number from the QLD Department of Transport and Main Roads (TMR). While caravans don’t need DA approvals from councils, they can still impose limits on how long you can permanently reside in one. Many councils are very accepting while others may have certain restrictions on ‘living in a caravan’. We recommend chatting with an urban or town planner before placing an order as they often have a deeper understanding than some council members. 

  • Yes, you can! Since our Tiny Homes are registrable as caravans, you’re able to tow them yourself. Just make sure your vehicle has a towing capacity of at least 4.5 tonnes.

  • Yes, each one of our models comes with a pre-registered VIN number from the QLD Department of Transport and Main Roads (TMR). 

  • You can easily insure your Oz Tiny Home once it’s completed. Many Australian insurance companies offer coverage for Tiny Homes on Wheels.

    Additionally, most caravan insurance providers will cover Tiny Homes on Wheels, as they are built on a registrable trailer and can be towed on Australian roads.
